This impressive new farmhouse near High Wycombe, Buckinghamshire, lies in the Chilterns Area of Natural Beauty.

The client approached RBA to oversee the demolition of an old house and derelict outbuildings and design a new plan for the site. This includes a large house with separate ancillary accommodation, new timber-framed stabling, a storage barn and garages. The house will also have an indoor swimming pool.

The existing house had fallen into disrepair with collapsing ceilings and extensive damp issues. The new farmhouse will largely be built from traditional local red-brick and flint, with modern characteristics and construction techniques. A combination of ground and air source heat pumps will heat and cool the new home and outbuildings.

The house has a large entrance hall with feature staircase leading to the upper floors. These contain seven bedrooms and five bathrooms, four of which are en-suite. Downstairs, a glazed link leads from a large open plan kitchen-dining area to a timber clad side-wing. This will house the swimming pool and gym.  The kitchen area will have stunning views across the countryside through large traditional windows. The rest of the ground floor includes a formal sitting area, cloakroom, boot room and home office. A basement area will be used as further entertainment space, and contain the plant room for the swimming pool.

As part of the master plan of the site, an existing Grade II listed barn provides extra self-contained accommodation. RBA also orientated the new house and designed plans for the external landscaping to improve its setting in the surrounding countryside.

Site status

Following a successful pre-app, Wycombe Planning granted full planning permission in November 2019. Work started on site in 2020.
